Terms of Use

These are the rules for using Spot Rentals. By making an account or posting an ad, you agree to them.

What Spot Rentals is

Spot Rentals is an Australia-wide marketplace for short-term rental of any space: accommodation, warehousing, event space, offices and desks, storage, parking and more. Owners pay to list a space; browsing is free. We are not a real estate agent, property manager or booking agent. We do not vet, inspect or endorse any space or person, and we are not party to any rental arrangement, agreement or payment that happens between people who meet through the site.

Accounts

You must be at least 18 years old to create an account and post ads. Keep your sign-in details safe — anything done through your account is your responsibility. Give us accurate details, and contact us at office@roosearcher.com.au if you want your account deleted.

Posting an ad

• Be truthful: your ad must accurately describe the space you are offering, and you must have the right to rent it out.

• Be lawful: no ads for spaces or uses that break Australian law, including planning, zoning, strata or licensing rules that apply to your space.

• Be respectful: no discriminatory, offensive, deceptive, adult or scam content.

• Be careful with personal details: your ad is publicly visible, so only include contact details you are happy for anyone to see.

We may edit, refuse or remove any ad that breaks these rules, at any time, without a refund where the removal results from a breach of these terms.

Payments

An ad costs A$9.95 and runs for 7 days from successful payment. Auto-renewal is on by default: your ad renews every 7 days at A$9.95 per renewal until you switch it off from My spots. If you switch auto-renewal off, your ad stays live until the end of the period you have already paid for, then expires. Payment is through Stripe. Browsing and contacting listers is always free. Prices are in Australian dollars (AUD) and include GST.

Refunds

Ads go live as soon as payment succeeds, so most payments are final. We will refund your ad in full if: your payment succeeded but your ad did not go live and we cannot fix it; we removed your ad for a reason that was not your fault (for example, a mistake on our side); or you were charged twice for the same ad.

We generally do not refund when an ad has run as posted: if you changed your mind, made a typo after publishing, or your ad was removed because it broke these terms. An ad expiring after its purchased period does not itself qualify for a refund.

To ask for a refund, email office@roosearcher.com.au with the email on your account, the ad title and roughly when you paid. We look at every request individually and will come back to you within 5 business days. Where something has genuinely gone wrong on our side, we will make it right — including full refunds.

Approved refunds go back to the card you paid with, through our payment processor (Stripe). Depending on your bank, it can take 5–10 business days to appear on your statement.

Your consumer rights

Nothing here limits any rights you have under Australian Consumer Law. Our services come with guarantees that cannot be excluded, and you may be entitled to a remedy (such as a refund or replacement) for a major failure.

Staying safe

When inspecting or renting a space from an ad, use common sense: view the space before paying anyone, get any agreement in writing, and never send money or personal documents to someone you have not met. We cannot verify the people or spaces on Spot Rentals, so any arrangement you reach is at your own risk.

Our responsibility

We work hard to keep the site running, but we do not guarantee that the site will always be available or error-free, and we are not responsible for the content of member ads or the outcome of any contact made through them. Nothing in these terms excludes, restricts or modifies any consumer guarantee or right you have under Australian Consumer Law that cannot lawfully be excluded.

Ending your use

You can stop using Spot Rentals and delete your account at any time. We can suspend or close an account that breaks these terms.

Governing law

These terms are governed by the laws of Australia, and you and we submit to the jurisdiction of the Australian courts.

Changes

We may update these terms from time to time. We will update the date above, and continued use of the site after a change means you accept the updated terms.
